For those users not using RSMeans City Cost indexes, or who are regionally or locally based, the Factor Tables can be put to good use if the application of factors was something other than Phase based. Allow the Users to associate the factor table data to a chosen WBS field.

  • A great use for this would be for consulting estimators, who model various sub costs not as Sub "S" costs, but as if they are the installing contractor, LMSEO costs, thus requiring each sub modeled as such to have its own markup addons before a prime contractor would then markup those as their own sub costs. It's always been very difficult to do that right. However, the Base Price columns could be used as the subs' direct costs, the factor (and it would need compounded factors in some places) would move the LMSEO values from Base price (direct cost) to sell Price columns, ready for the prime contractor markups. The LMSEO totals reported on the totals page would be sub prices for LMSEO and prime contractor LMSEO direct costs with any factors for taxes or management/indirects. The totals page would then focus more on Prime markups and addons such as Insurance, Bond, G&A costs, OH, Fee, Escalation, Contingency, and Owner's Costs. This could be a great feature addition for the consulting estimating user base.
